Built in the 1800s, this historic loft in Manhattan’s Tribeca North District was redesigned by architect Andrew Franz, AIA, LEED AP, of Andrew Franz Architect PLLC as a healthy living environment.
In the kitchen, New York bluestone, American black walnut and domestic tile help reduce the project’s construction carbon footprint.
Franz added strategic special lighting fixtures to the exposed ceiling joists to keep electrical out of sight.
Topped by a large skylight, the mezzanine and courtyard let in natural light and connect the indoors and outdoors.
The rooftop terrace features native species and reclaimed bluestone pavers.
When open, the courtyard increases air flow for improved ventilation in the historic building.
In the bathroom, the bluestone floors, domestic wall tile and low-flow plumbing fixtures offer eco-friendly solutions.
